Landlord questions

How often does a rented home need an EICR?+

At least every five years in England, or sooner if the last report says so. New tenants must get a copy before they move in, and existing tenants within 28 days of the inspection.

What happens if the report is unsatisfactory?+

Any C1, C2 or FI items must be fixed or investigated within 28 days (or sooner if the report says), and you must send written confirmation to the tenant and council within 28 days of finishing the work.

What's the fine for not complying?+

Councils can issue penalties of up to £30,000 per breach under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020.

Do HMOs need anything extra?+

The EICR must cover every room and shared area. Your council's licence conditions may also ask for fire alarm and emergency lighting certificates.
